Manager Club/Player Loyalty Stat - help

Can't seem to figure out what all goes into my profile "Club/Loyalty" stat. Does this include playing loaned players instead of your own players? I would also assume that transfer-listing players, shopping them around, or just releasing them also affects this stat, but how much? How about attending press conferences and praising your players? Any help would be appreciated. In last year's game (FM08) I was playing Bognor Regis and I kicked butt (promotion, good cash-inflow, etc) but I was not given a renewed contract...the ONLY reason I could see was that my Club/Player Loyalty Stat was like 6 or so. Thanks for the help!
