Buy out clause of future transfer %

So I bought a deadly striker aged 17 from some small timers in Italy for £300,000. Six moths later he's on his way to Benfica (cheers Chairman) for £1.2m and there's a 25% of any future transfer fee coming my way.

The chairman though negotiates this a year on with Benfica chairman for £5.1m. Well I'm no fool, I'm not going to wait around in the hope he becomes more than a £20m player so I'm cashing in. A year after that, the said striker heads to Arsenal for £5.2m! Benfica make a loss and I'm hi-fiving the chairman.

Now is this a bug in the game or is my chairman a right ol' wheeler dealer?

I love this new chairman. As a director he took over from the old one. The old one agreed to upgrade all facilities. A month from completion he announced an a 387 seat expansion to the stadium costing a massive £500k. The next day the facility upgrade was cancelled due to lack of funds. When building on facilities started again, it was from scratch. I can only presume the old chairman used his construction firm to swindle a lot of money from the club.
